SIMULTANEOUS ISSUANCE OF OWNER’S OR
OWNER’S LEASEHOLD POLICIES

When any owner’s fee and owner’s leasehold policy covering identical land are to be issued simultaneously, the rate applicable for the owner’s policy shall be the original owner’s rate.  The rate for the owner’s leasehold policy will be 30% of the original rate for the owner’s fee policy with which it is being issued simultaneously up to the amount of said owner’s policy.  The premium on the amount of the owner’s leasehold policy in excess of the owner’s fee policy will be figured at the current original title insurance rate for an owner’s policy in the applicable bracket.

ALABAMA - Attorneys and title companies handle closings. Conveyance is by warranty deed. Mortgages are the customary security instruments. After the sale, there is a one-year redemption period. Alabama uses ALTA policies to insure titles. Buyers and sellers negotiate who is going to pay the closing costs and usually split them equally. Property taxes are due and payable annually on October 1st.
